Phase Two: Redevelopment of the Youth Hall - SP2

September 2008 - September 2011 (est.)

Planning Approval was granted for Phase 2 on Thursday 5th May 2011.

The second phase of our project is the redevelopment of what we once called the Youth Hall. Previously rented for our youth and children's work, we eventually purchased this old Victorian school, with the intention of making some necessary improvements. However, significant refurbishment was required to bring this building up to today's standards.

youth hall.jpgMore recently we acquired 159-161 Fisherton Street, just a few doors down from the Youth Hall, providing us with a much larger site. The opportunities that this presents us with are quite exciting! 

An initial plan to refurbish the existing buildings proved expensive and would have left us with the high running and maintenance costs of a 19th Century building. 

 

youth hall diagram.jpgAn alternative option which has now been adopted is to enter into a joint development agreement with a developer to demolish the whole site. In its place 14 flats and one office will be built on a 125 year lease from St Paul’s

This will provide income to the developer, and a brand new, purpose built three storey youth and community centre will be built for St Paul’s. This will be designed to our specifications with low running and maintenance costs.

The building will be known as SP2 which is not only the first part of our post code, but also stands for St Paul's 2nd Site.

Our plans for SP2 will ultimately provide us with tailor-made space for youth and children's work, meeting rooms for conferences, courses and community groups and a community coffee shop, as well as kitchen and toilet facilities. Read the Statement of Need (above right) for further details.

SP2 will provide us with a 'neutral' community venue ideal for meeting the needs of children, young people and the local community.

The target figure needed to fund the balance of this project, and assuming that most givers are eligible for Gift Aid is £119,000. This includes external projects for which we have pledged to give 10% of our income. It does not however include paying off the mortgage on the Church Centre which stands at £188,000 (October 2010).
